Homes that make the everyday extraordinary.

Whether you are buying or selling a home,
we have the tools and the drive to help you accomplish your goal.

The Golden Triangle

The Golden Triangle is just simply not like the rest of Mississippi.  From the quirky characters, to maroon-clad Mississippi State University students, rabbits to white-tail deer, fine dining to down-home barbeque joints, CEO's to struggling musicians, the Golden Triangle stands apart from the rest.

It's hip and trendy, yet in a vintage sort of way.  It's high-tech and laid-back. It's politically charged and culturally rich.  It's eclectic by nature, and creative by design.  Most of all, it's a place where people like to have a good time.

A diverse blend of cultures and lifestyles, along with a richly creative environment and reputation for being an open, tolerant community contribute greatly to the Golden Triangle's overall quality of life.  The influences of minority communities permeate all aspects of everyday routines, from music and dining, to architecture and art.

In addition to the overall ethnic mix of the community, Mississippi State University's students hail from all 50 states and numerous foreign countries, thus adding to the Golden Triangle's cultural crossroads.

Whether watching a ballgame or shopping Downtown, you'll notice that the Golden Triangle is an entirely unique kind of Mississippi.  Spirited and natural.  Rugged and eclectic.  Rocking and rolling.  Here's your opportunity to survey the scene and make sure you experience the heart of the Golden Triangle.

We utilize industry leading tools to get your home seen by potential buyers and sold. The first two weeks of listing your home is very intense, as your property is entered into various outlets.  Here are a few of the activities that will take place:

Online marketing

One of the key elements in our online strategy, and a benefit of working with a leading national brand, is our partnership with real estate websites including:

print marketing

All new listings are featured in the newspaper, complete with photo, address & price

All homes are featured in the local home guide, not just new listings

All homes receive their own customized color brochure and home binder, complete with photos, property condition disclosure & local information

Market Analysis - How Much Is Your Home Worth?

A CMA (Comparative Market Analysis) is the best method available to potential sellers to learn their home's current value (it is NOT an appraisal).  It will include the following:

  •  Sold Listings - homes that have "closed" in the last 12 months
  • Active Listings - homes currently for sale
  • Pending Sales - homes that are under contract, but have not "closed"
  • Expired Listings - homes that did not sell during the listing period
