🏡 Thinking About Selling Your Home? 5 First Steps to Get You Started!

Thinking about selling your house but have no idea where to start? Don't worry! You don't have to have everything figured out before taking the first step.

Maybe your family needs more room, you're ready to downsize, or you've simply started wondering what your home might be worth in today's market. Whatever the reason, selling a home can feel overwhelming at first. The good news? With a little planning and the right help, you can make the process much smoother!

If you're thinking about selling in Starkville, Columbus, West Point, or anywhere in the Golden Triangle, here are five steps to help you get started.

1. Find Out What Your Home Is Worth đź’°

Before you start mentally spending your imaginary profits on a new house, let's talk numbers!

Your home's value depends on several factors, including its location, condition, size, features, and recent sales of similar homes nearby.

A real estate professional can prepare a comparative market analysis (CMA) to help estimate a realistic listing price based on local market activity.

Remember, the price you paid for your home and the amount you hope to get aren't necessarily the same as its current market value.

2. Start Decluttering (Yes, Even That Closet!) 📦

You don't have to make your house look like a furniture showroom overnight, but a little decluttering can go a long way.

Start with:

  • Clearing kitchen and bathroom countertops.

  • Removing excess furniture to make rooms feel more spacious.

  • Organizing closets and storage areas.

  • Packing away personal items you don't need every day.

Here's a little secret: Buyers want to imagine themselves living in your home. Giving them a clean, open space helps them picture the possibilities!

3. Make a List of Small Repairs 🔨

You don't necessarily need a brand-new kitchen or a complete bathroom renovation to sell your home.

Instead, look for small improvements that can make a difference. Think leaky faucets, loose doorknobs, burned-out light bulbs, chipped paint, or that little repair you've been putting off for months.

Don't rush into expensive renovations, though! Talk with your real estate professional about which improvements may be worthwhile before spending money.

4. Figure Out Your Next Move 🗝️

Before listing your home, consider where you'll go next.

Are you buying another house? Renting temporarily? Moving closer to family? Hoping to downsize?

Your next move can affect your selling timeline, finances, and whether you need to coordinate buying and selling at the same time.

It's also a good idea to review your remaining mortgage balance, potential selling expenses, and how much money you might have available after closing.

5. Talk to a Real Estate Professional 🤝

You don't have to wait until your home is spotless, repaired, and ready for photographs to ask questions!

A real estate professional can help you understand the local market, discuss pricing strategies, review the selling timeline, and develop a plan that fits your goals.

Even if you're only thinking about selling, an early conversation can help you feel more prepared and avoid unnecessary stress later.

🏠 Ready to Take the First Step?

Selling your home doesn't have to start with a for-sale sign in the yard. Sometimes, it starts with a simple conversation and a little planning.

Whether you're considering selling soon or just curious about your home's value in the Golden Triangle, there's no need to figure it all out alone.

Let's talk about your next chapter! Your home has been part of your story. Let's make the next move a great one. đź’›

Top Ten Reasons NOT to Live in Starkville, Mississippi

Q: Should I move to Starkville, Mississippi?

Starkville, Mississippi is a college town - shaped almost entirely by Mississippi State University. If you don't like tight-knit Southern communities, SEC culture, hot and humid summers, or a slower pace of life, Starkville probably isn't the right fit. It's a place where the University sets the calendar, neighbors know your name, and afternoons belong to the cowbells. We get asked all the time what it's like to live here, so here are our honest answers…

The Top Ten Reasons NOT to Live in Starkville, Mississippi

If any of the below sound like dealbreakers, this may not be your town, and that's okay!!

1. You Hate Game Day Traffic

Our day-to-day traffic is a joke compared to Atlanta, Dallas, or Nashville - - that is, until MSU has a home game, or the students roll back in. Then Highway 12, the Cotton District, and every grocery store check-out line comes to a full stop

2. Mississippi State University Runs the Calendar

Move-in weekend. Game days. Finals week. Graduation. Super Bulldog Weekend. Grocery lines, restaurant waits, and the entire town's rhythm all track to the MSU schedule. If you want a town that ignores its college, Starkville isn't it

3. Summers Are Hot and Humid

Mississippi heat is a wet heat - - it hangs on you from May through September. If you can't do humidity, you won't do Starkville

4. SEC Isn't Optional

Evenings and weekends revolve around cowbells, good food, and game times. If the SEC isn't your thing, you'll feel it most evenings and weekends from September through May

5. We're Growing Fast

New builds, new subdivisions, new commercial developments. The Starkville real estate market has changed dramatically over the last decade - - and by “changed”, we mean it’s not the small college town price tag it used to be

6. The Pace Is Southern

If you're wired for the big city hustle, small-town Mississippi will frustrate you. Things move when they move. That's the culture, and it’s not a flaw

7. Everyone Knows Everyone

Anonymous, this is not. Your neighbors know your name, your kids' names, your truck, and probably your business. If privacy is your priority, Starkville probably isn't going to give it to you

8. Alumni Never Really Leave

Homecoming. Super Bulldog Weekend. The Egg Bowl. MSU alumni flood back constantly. If you want a town that belongs only to its full-time residents, this isn't it

9. Winters Barely Exist

A hard freeze is news. Snow is rare enough that the whole town shuts down when it happens. If you want a real winter, look north - - wayyyyyyyyy north

10. Outdoor Culture DominateS

Little League. Church events. Neighborhood cookouts. Tailgates. Pickleball. South Farm. Noxubee Refuge. MSU. The community rhythm is built around being outside. If that isn't your season of life, you may feel out of step

The Bottom Line

Starkville is a college town with a whole lot of heart, a whole lot of maroon and white, and a whole lot of Mississippi State pride. If that's not what you're looking for - - this may not be your place

If it is what you're looking for, welcome home
